Brief

To design and install mechanical and electrical services into the old First National bank of Dublin building whilst maintaining many of the existing features of the old dome bank construction.

The concept was to convert the old bank into a flagship retail store, providing comfort cooling to the customer sales areas whilst at the same time illuminating the merchandise and building architectural features.

Integration of the store fire alarm system with that of the existing landlord system of operation requirements.

Electrical Works

Carry out power upgrade works from the landlord’s main distribution panel board to the new store electrical intake room. Installation of store Main distribution board with sub circuit distribution to sub distribution boards on all 5 floors.

Interface and control of the lighting, power and mechanical services for remote control back in the USA.

Construction

Evaluate the best practical services routes through the old bank without causing damage to the existing structure or finishes.

Installation of containment services for all floors to meet the requirement of main and sub main cabling throughout the store, at the same time co-coordinating with lighting layouts and Mechanical services.

General services

Carry out detailed survey reports for any existing services on non-sales floors and then follow up with general repairs to meet the requirements of the local standards.

Designing of the lighting rig system below the main sales area dome to achieve both emergency and sales area lighting coverage.

Small power services to tills, music system and essential services.

Fire Alarm System

Design of the fire alarm system to minimize the use of smoke detectors at high level to comply with both fire and CDM regulations whilst maintaining the building coverage and protection.

Installation of beam detectors at certain locations to give coverage and protection at the same time having no impact on the sales area concept lighting scheme.

Providing a fully comprehensive, addressable fire alarm system at the same time integrating with the landlord systems for two way communication of alarm functions. Shut down interfaces for the HVAC plant, music and internal air condition units.

Mechanical works

Review the space available for plant locations before the designing of the air conditioning and duct work services along with plumbing services. Designing of such systems to meet the existing architectural layout of the building with minimal structural alteration. Introduction of services platforms for major plant items.

Co-ordination of shop fitting units to hide away duct and pipe work systems.

Construction

Agree program of works with the main contractor in order to co-ordinate installation of major plant and the required crane lifts. Duct work time tables to meet with the installation of the sales area fit out teams.

Explanation of the scheme to all major team members to make what could have been a complicated project into a smooth operation without any major problems.

Preparation of scheme design drawing and information packs on all plant items prior to installation.

Control diagrams with full explanation of the system parameters and interface control equipment.

Full liaison with the client and end user at all key stages.

Commissioning

On completion of the installation all statuary certification being provided before the handover of the project to the client.

Independent reports provided for the complete balancing of the Mechanical services.

A full and precise operation and maintenance manual issue for both services.
